{"id":2716,"date":"2025-06-25T17:32:08","date_gmt":"2025-06-25T12:02:08","guid":{"rendered":"https:\/\/www.maiaestates.in\/in-the-news\/?post_type=project&#038;p=2716"},"modified":"2026-03-18T18:21:59","modified_gmt":"2026-03-18T12:51:59","slug":"hindustan-times","status":"publish","type":"project","link":"https:\/\/www.maiaestates.in\/in-the-news\/project\/hindustan-times\/","title":{"rendered":"Hindustan Times: MAIA Estates plans \u20b93,000 crore investment to scale up its real estate presence in Bengaluru"},"content":{"rendered":"<p class=\"sortDec\">Bengaluru Real Estate: With this expansion, MAIA Estates\u2019 total development footprint in the city is expected to cross 2.5 million sq ft by the end of the year.<\/p>\n<p>&nbsp;<\/p>\n<p class=\"sortDec\">Bengaluru-based real estate developer <a href=\"https:\/\/www.maiaestates.in\/\">MAIA Estates<\/a> plans to launch over 4 million sq ft of new housing and commercial projects this financial year, backed by an investment of <span class=\"webrupee\">\u20b9<\/span>3,000 crore, founder and CEO of the company, Mayank Ruia told HT.com.<\/p>\n<p>&nbsp;<br \/>\nWith this expansion, the company\u2019s total development footprint in Bengaluru is expected to exceed 2.5 million sq ft by year-end.<br \/>\n&nbsp;<br \/>\n&#8220;The upcoming projects will span across a wide price range, starting from\u00a0<span class=\"webrupee\">\u20b9<\/span>2 crore and going up to\u00a0<span class=\"webrupee\">\u20b9<\/span>12 crore, with high-end residences priced above\u00a0<span class=\"webrupee\">\u20b9<\/span>15,000 per sq ft,&#8221; Ruia said.<br \/>\n&nbsp;<\/p>\n<p><strong>Housing projects pipeline<\/strong><br \/>\n&nbsp;<br \/>\nAmong the developer\u2019s recent highlights is the completion of its flagship residential asset, <a href=\"https:\/\/27summit.com\/\">27 Summit<\/a>, delivered in 3.5 years. Positioned in the super-luxury segment, homes in the project are priced between\u00a0<span class=\"webrupee\">\u20b9<\/span>21 crore and\u00a0<span class=\"webrupee\">\u20b9<\/span>27 crore, with rates starting at\u00a0<span class=\"webrupee\">\u20b9<\/span>47,000 per sq. ft.<br \/>\n&nbsp;<br \/>\nCurrently, MAIA has 6 to 8 residential\u00a0<a class=\"backlink\" contenteditable=\"false\" href=\"https:\/\/www.hindustantimes.com\/real-estate\/mumbai-watch-out-buyers-are-now-lapping-up-over-rs-10-crore-luxury-apartments-in-bengaluru-101720261296205.html\" target=\"_blank\" rel=\"noopener noreferrer\" data-vars-page-type=\"story\" data-vars-link-type=\"Manual\" data-vars-anchor-text=\"projects\">projects\u00a0<\/a>at various stages, from planning to sales and construction. The company expects to launch 1.5\u20132 million sq. ft. of new space in FY2026, targeting a cumulative footprint of 2\u20132.5 million sq. ft. in Bengaluru alone by year-end.<br \/>\n&nbsp;<br \/>\n&#8220;Ticket sizes for its homes range between\u00a0<span class=\"webrupee\">\u20b9<\/span>2 crore and\u00a0<span class=\"webrupee\">\u20b9<\/span>12 crore, with select properties priced upwards of\u00a0<span class=\"webrupee\">\u20b9<\/span>12,000 per sq ft,&#8221; Ruia said.<br \/>\n&nbsp;<br \/>\nNearly 50\u201360% of MAIA\u2019s residential inventory lies in North Bengaluru, where prices vary from\u00a0<span class=\"webrupee\">\u20b9<\/span>2.5 crore to\u00a0<span class=\"webrupee\">\u20b9<\/span>12 crore.<br \/>\n&nbsp;<br \/>\nMAIA\u2019s developments are concentrated within Bengaluru\u2019s inner ring and fast-developing zones in the north. &#8220;While prime city-centre areas like Richmond Road and Basavanagudi are earmarked for <a href=\"https:\/\/www.maiaestates.in\/about.php\">ultra-luxury residential projects<\/a>, eastern Bengaluru remains a cautious choice for the brand,&#8221; he said.<br \/>\n&nbsp;<br \/>\nBeyond Bengaluru, MAIA made its\u00a0<a class=\"backlink\" contenteditable=\"false\" href=\"https:\/\/www.hindustantimes.com\/real-estate\/are-luxury-housing-sales-sustainable-in-the-long-run-101728063802715.html\" target=\"_blank\" rel=\"noopener noreferrer\" data-vars-page-type=\"story\" data-vars-link-type=\"Manual\" data-vars-anchor-text=\"debut\">debut<\/a>\u00a0in Chennai in late 2024 with an ultra-luxury residential project comprising eight exclusive homes priced around\u00a0<span class=\"webrupee\">\u20b9<\/span>20 crore each. The project is nearly sold out, and additional launches are planned in the city.<br \/>\n&nbsp;<br \/>\n&#8220;The company&#8217;s development plans are projected to require around\u00a0<span class=\"webrupee\">\u20b9<\/span>3,000 crore in capital. Funding will be structured with a one-third split across equity, construction finance, and customer sales,&#8221; Ruia said.<br \/>\n&nbsp;<br \/>\n<strong>Foray into commercial real estate<\/strong><br \/>\n&nbsp;<br \/>\nMAIA has already raised over\u00a0<span class=\"webrupee\">\u20b9<\/span>1,000 crore from CapitaLand for its commercial venture and secured over\u00a0<span class=\"webrupee\">\u20b9<\/span>300 crores in the past for residential development through internal accruals\u00a0and\u00a0partners<br \/>\n&nbsp;<br \/>\nIt entered the commercial real estate market in February 2025 through a marquee transaction with global real estate player CapitaLand.<br \/>\n&nbsp;<br \/>\n\u201cThe move complements MAIA\u2019s traditionally residential-centric portfolio and is expected to significantly boost its long-term asset base. Plans are underway to triple the company\u2019s office footprint over the next 3\u20134 years, with key focus areas including\u00a0<a class=\"backlink\" contenteditable=\"false\" href=\"https:\/\/www.hindustantimes.com\/lifestyle\/art-culture\/more-than-storage-5-decor-tips-for-shelves-that-turn-your-walls-into-storytellers-and-add-personality-to-your-home-101750346970001.html\" target=\"_blank\" rel=\"noopener noreferrer\" data-vars-page-type=\"story\" data-vars-link-type=\"Manual\" data-vars-anchor-text=\"Bengaluru\u2019s\">Bengaluru\u2019s<\/a>\u00a0Central Business District (CBD), Hebbal, and the Outer Ring Road (ORR),\u201d he said.<br \/>\n&nbsp;<br \/>\nMAIA currently has 1.5 million sq. ft. of commercial space under development, with future growth pegged to the availability of high-potential land parcels.
